What is Staging?
Staging is the process of preparing your home for sale. When you place your home on the market, it then becomes a “house”, a PRODUCT like any other merchandise. The appeal is aimed at the BUYER. Benefits are featured that will make them pick your product over all the others on the block.

Does staging really make a difference in a home sale?
Home Staging has proven to help sell homes faster and for more money. According to surveys, staged homes sell on average up to four times faster - with a marked spike in selling price compared to homes that were not staged.

What does a home stager do that I can’t?
A fresh set of eyes will pick up details that you no longer notice. My training as an international staging professional will evaluate each area as a potential buyer would scrutinize it. My experience will re-create each room to get as close as possible to “show home” standard.

Purchasing a home involves two factors: Logistics and Emotion. After a buyer determines the type of home that suites their needs, e.g., square footage, number of bedrooms, size of bathrooms, they will be shown dozens of homes that fit their criteria. You have no control over these factors.

When a buyer has viewed several homes like yours (with plans to see several more), what will make your “product” stand out? Emotion! I “feel” like I could live here. Potential buyers don’t consciously process what is transpiring internally, they just KNOW that this is THE house for them. You have total control over the factors that determine the ambiance of your home!

How Do Staged Homes Sell?
Purchasers make their final choice based on their emotional response to the properties they visit. Some studies say within the first seven seconds! That’s why a developer will spend thousands of dollars to decorate even a perfect a show home: furniture layout allows for ease in traffic flow, there is no distracting clutter, counters and mirrors shine, fresh paint compliments the tastefully appointed accessories. Compare that with an older, unkept home where clutter spills from the closets, misplaced furniture blocks traffic flow, dented walls further mar an outdated paint color. All things considered, which property would you buy? The model home of course!

Will your home generate the same feeling that a picture perfect home creates? Or is it more likely clients will be processing, “If we took some of the furniture out, re-arranged the traffic flow, got rid of the knick-knacks... this place could have potential.”

Fees for Home Staging Services
The investment is totally in your hands. It can vary from less than a hundred dollars – a consultation to get you on your way, to a few thousand for hands-on help in the redesign and renovation. You are given the options ahead of time and how little or how much you do is up to you. In most cases the dollars invested translates into a substantial profit margin, with a quicker sale and higher price on your home.

Susan’s unique service: Like other stagers, I am glad to work with you throughout the whole staging process. However, if you’d prefer to have my professional direction only, I will serve as your mentor and guide while you do most of the actual work. How does FREE Home Staging work? You pay for the initial consultation: I will walk you through your home as you make notes on needed changes. I give you my best professional advice on how you can stage your home YOURSELF.

Many clients find that all they need is a jump start, a fresh set of eyes to show them how a potential buyer will see their home. Fees are $75.00 to $100.00 for an hour packed full of invaluable information. You end up doing the staging yourself – for FREE. The advice you get from the consultation will serve as a guide for the rest of your life, when decorating your next home, and the next, and the next . . .
